When the extra filters are worth using
Advanced search adds map drawing, school district, lot size, year built, garage and pool. In Houston these are not cosmetic preferences, because the city works differently from most metros.
Houston is the largest US city without conventional zoning. Land use is governed instead by private deed restrictions recorded subdivision by subdivision, so what can be built next door varies block to block rather than by a citywide map.
Drawing your own boundary on the map is usually more accurate than choosing a city name. Neighbourhood character here changes over a few streets, and city limits are a poor proxy for it.
Year built is a proxy for construction standards
Filtering by year built tells you more than age. It correlates with foundation type, electrical standards, insulation, and whether the home was constructed before or after the drainage requirements that followed major storms.
It also affects insurance. Older roofs and older systems price differently, so a home that looks affordable on the listing can carry a materially higher monthly cost.
