Lease listings run through the same MLS as sales, so the inventory here is the same set agents work from rather than a scraped rental portal.
Most Texas residential leases use the standard TAR lease form. Application fees, security deposits and pet policies are set by the owner rather than by statute, so they vary between otherwise similar properties.
For owners placing a tenant
Listing a rental on the MLS exposes it to every agent working with tenants in the region, which is a materially wider pool than a for-rent sign or a single listing site.
Screening is where most of the risk sits. Consistent criteria applied to every applicant protects both the return and your position under fair housing rules.
