Texas is a non-disclosure state: the price a home actually sold for is not recorded in public records. Verified sale prices exist only in the MLS, which is why an agent's access to sold data matters more here than it does in most of the country.
The practical consequence: portal estimates in Texas are working with less information than they are in disclosure states. Use the search to find candidates, then have someone pull the verified sold comps before you decide what anything is worth.
Filters that change the answer
Price and bedroom count narrow a list. The filters that actually change which homes are right for you are usually school attendance zone, lot size, year built and whether the property sits inside a MUD.
Many Houston-area communities sit inside a Municipal Utility District, a special district that levies its own property tax to fund water, sewer and drainage. MUD rates vary between neighbouring subdivisions and generally decline as the district's bonds are paid down, so two similar homes a mile apart can carry noticeably different monthly costs.
